When we design
your Goshen timber frame, we start with development of a floor
plan, and proceed through preliminary home plans to final
drawings. Home plans include elevations, floor plans,
foundation plans, specifications, sections and details;
however, we do not engineer foundations or adjust specs to
local soil conditions. The design cost is
included in the quote you will receive on your project. If an
architect or engineer's stamp is required by your local
building department, Goshen will recommend an Architect or
Engineer.
Our standard
timber frames are already designed, including a standard
design package, which saves you considerable design cost. We
work with you to revise floor plans and adjust window and door
placement. Major revision that affects the timber frame design
will be charged at our regular design fee of $75/hour. If you
need an engineer's stamp, it will be charged to you at the

The drawings for
our standard timber frames may be purchased for $600, with the
exception of the Little Balsam plans, which are $350. For this
price, you receive the frame blueprint, including timber frame
elevations, bent drawings and second level plan, cut list,
production list, and shop drawings of each piece to facilitate
cutting the timber frame yourself. In addition, you receive
the plan design drawings, which include the standard
foundation specs, exterior elevations and floor plans. See our

constraints, we do not provide custom design services for
self-builders. If you are cutting your own frame, we do
